PCL Tapped to Lead $300M First Phase of Jacksonville Shipyards Project | 2022-05-11 | Engineering News-Record

A former shipyard in downtown Jacksonville, Fla., vacant for decades and now a parking lot, will soon be transformed into a Four Seasons Hotel adjacent to the Jacksonville Jaguars’ TIAA Bank Field. 

PCL Construction's Orlando office will manage construction of the hotel and an adjacent six-story office building, the Jaguars and its development arm Iguana Investments announced May 6. The project is part of a larger plan that includes a marina and an orthopedic center.  

Rick Goldman, vice president and district manager for PCL, said the company will oversee the $300-million construction of the 450,000-sq-ft hotel and 135,000-sq-ft office building on just under five acres. The project's first phase also includes renovations to a city-owned marina and a 6,500-sq-ft, mixed-use marina support building.

Goldman said the former shipyard site will need some improvements, after which PCL can begin deep foundation work on the post-tensioned, cast-in-place concrete hotel structure.

That work could start in late fall 2022 or early 2023, he said, kicking off a 33- to 36-month build. 

Renderings shared by the Jaguars and Iguana Investments show each successive floor of the hotel stepped back from the one below, overlooking the St. Johns River in downtown Jacksonville. 

Goldman noted the design of the hotel, comparing it to the back of a large yacht. “I think that’s very iconic,” he said. 

Drew Frick, Jaguars vice president, real estate and development, said in the announcement that PCL joining the slate of partners is a major milestone for the project, and with the full team in place, the project has fully transitioned from concept to execution. 

On its project website, Iguana Investments says the planned Four Seasons hotel and residences will feature 176 guest rooms, 25 residential units, a spa, restaurants, bars and other amenities. 

PCL has a portfolio of more than $8 billion in hospitality construction, according to the release, including Four Season hotels in Whistler, British Columbia, Toronto and Lanai, Hawaii.

Architecture firm HKS, with 53 Four Seasons projects under its belt, the release says, has signed on to the project as well, with IMPACT Development Management serving as the owner’s representative.

Also partnering on the project is Jacksonville-based civil engineering firm England-Thims and Miller, along with landscape architecture firm EDSA and interior design firm ODA.
